5 documents to check before you buy land in Lagos or Ogun

Land is one of the best long-term investments you can make — but only when the paperwork is right. Before you pay for any plot, ask to see these documents and have them verified.

1. Certificate of Occupancy (C of O)

Issued by the state government, the C of O confirms the holder’s right to occupy the land for a term (usually 99 years). Confirm it at the state Lands Registry.

2. Governor’s Consent

If land with a C of O has changed hands, the transfer must be approved by the Governor. Without consent, the transfer is not fully recognised.

3. Registered Survey Plan

A survey plan shows the exact boundaries and coordinates of the land. Have a licensed surveyor chart it to make sure it is not under government acquisition or a right-of-way.

4. Deed of Assignment

The agreement that transfers ownership from seller to buyer. It should be properly executed, stamped and registered.

5. Excision / Gazette

For community (family) land, an excision or gazette shows the government has released that land to the community — so they have the right to sell it.

At Tobykemsworth, our estates come with clear documentation and our Real Estate Managers division can help you with C of O procurement and verification. Book a consultation.
